<br /> <br /> <br /> 1 <br /> <br /> <br />RESOLUTION NO 2226 ! <br />STATE OF MINNESOTA <br />? <br />COUNTY OF RAMSEY ! <br />CITY OF NEW 'BRIGHTON ! <br />f RESOLUTION MAKING FINDINGS OF FACT AND APPROVING APPLICATION <br />FORA PRELIMINARY PLANNED RESIDENTIAL DEVELOPMENT <br />WHEREAS, An application' for a Preliminary Planned <br />Residential Development entitled PP.D #27 has been made by <br />R.C.E. Corporation/Srickner to construct 114 residential units <br />at a site located generally south of Mississippi Street, north <br />of Rice Creek Road, east of 29th Avenue N.W. and west of the <br />Rice Creek Shopping Center. <br />WHEREAS, The procedural history of the application is as <br />follows: <br />1 That an application for Planned Residential Development) <br />was filed with the City of New Brighton. <br />2. That such application was reviewed by the New Brighton <br />Planning Commission Board of Review on May 15, 1979 <br />and June 19, 1979. <br />3. That the City Council, pursuant to published and <br />mailed notices held a public hearing on July 10, <br />-1979, all person's present at the hearing were given <br />4i an opportunity to be heard. <br />4. The written comments and analysis of the City staff, <br />f the Planning Commission minutes and recommendations <br />were considered. <br />,s <br />! NOW THEREFORE BE IT RESOLVED, That the New Brighton City <br />Council makes the following Findings of Fact in respect to <br />PRD #27: <br />1 That the proposed development is consistent with the <br />proposed Comprehensive Plan; <br />2. That the proposed development would not be detrimentali <br />`i to public health, safety, morals and general welfare !!? <br />of the surrounding area; <br />3. That the proposal is consistent with the stated i <br />purposes of the PRD ordinance as it makes the most <br />efficient use of land and open space. <br />• <br />BE IT FURTHER RESOLVED, That the application for the <br />preliminary PRO #27 is hereby approved subject to the <br />following conditions: <br />1 That all grading, drainage, street and utilities be <br />subject to approvalof the City Engineer. 4 <br />2. That all fire hydrant locations, fire and emergency <br />lanes, sprinkling connections, emergency access <br />ladders, etc., shall be subject to the approval of <br />! the Fire Department. <br />I 3. The condominium building shall be built for <br />individual unit ownership, be of mansonary construction, <br />having underground parking, and have a Fire. Department <br />approved sprinkling system. <br />4. That the final plans for the 4-story condominium <br />building shall show the final plat for division of <br />the building into separate units.
