That the acres set aside for public park be between 5 <br />1 and 5.2 acres and that the appropriate documents be <br />x .prepared in "a form acceptable to the City Attorney for <br />the park dedication. <br />7. That the single family homes along 29th Avenue NW be <br />comparable to other single family homes along 29th 1 <br />Avenue NW. <br />8. That a Homeowners Association to cover maintenance of <br />building and grounds for the condominiums, duplexes, and s <br />townhouses/4=-plexes be established. <br />9. That the units adjacent to the proposed cul-de-sacs <br />include a mixture of duplexes and townhouses/4-plexes. <br />The ratio to be approximately 30 units in duplex units <br />and 20 units in townhouse/4-plexes. <br />10. Provide for one unit per `lot which would allow the { <br />possibility of individual ownership of each unit. <br />11. That there be a variation in the design of the duplex <br />unit so that no more than 300 of the duplex units be <br />of the same exterior design. <br />12. That convenants or agreements be provided regarding <br />the use and type of pathways for the walkway areas <br />and that said walkway except those proposed for the F <br />park area be constructed by the developer. <br />13. That particular attention in regard to landscaping <br />r and buffering be given to the condominium parking <br />area north of Rice Creek Road, the area adjacent to <br />the shopping center and the property adjacent to the <br />existing single family homes on the east side of 29th <br />Avenue. <br />14. That the applicant's submit a letter accepting and <br />agreeing to all conditions of the preliminary PRD <br />approval <br />15. That the applicant as a part of the final plans to be <br />submitted, include a landscaping plan indicating f <br />proposed landscaping of the proposed privately-owned <br />open space areas. <br />16. That the preliminary plan for PRD #27 be approved con- <br />tingent on the approval of the variance application <br />VN-206, preliminary plat application PL-118, rezoning <br />R-103, and rezoning R-109. <br />17. That PRD #27 be reviewed and approved by the Rice Creek <br />Watershed District. i <br />18. That a walkway easement be provided to permit access to <br />the park from the cul-de-sacs. <br />19.
