- -2- <br />i <br />3 That the building size.,; shape and configuration <br />on the property is unique in that such a Y-shaped <br />building only encroaches on the setback lines at the <br />two corners; <br />4. That there are existing. R-2, Two Family Residential <br />Developments to the vest of the proposed building <br />and that more than a five 'foot setback should be <br />required on the western portion of the condominium <br />site; <br />5. That the Fire Department requires and recommends <br />that the applicant provide at least 15 feet on each <br />side of the building for emergency' access; <br />and with the following conditions; <br />1. That all grading, drainage, and street and utilities <br />be subject to approval. of the City Engineer; <br />2. Thatall fire hydrant locations, fire and emergency <br />lanes, sprinkling connections, emergency access ladders, <br />etc., shall be s•ubject to approval of the Fire Department; <br />3. That the condominium building shall be built for individual <br />unit ownership, be of masonary construction having under- <br />ground parking, and have a Fire Department approved <br />sprinkling system; <br />• 4. That the certificates of "occupancy not be issued until a <br />copy of the necessary recordable document of ownerships <br />is filed with the City Building Official; <br />5. That the applicant provide an agreement providing for <br />overflow `condominium parking on the shopping center <br />parking lot and revised the proposed parking as follows: <br />a. Provide for a 15 foot front yard setback to be bermed <br />and landscaped; <br />b. Provide for parking spaces that are.9 x 20 and with the <br />required approved fire lanes; <br />c. Provide for the required number of parking spaces.includ- <br />ing 3 handicaped spaces; <br />d. Provide for approved handicapped accessibility to the <br />building. <br />6. That prior to the issuance of any certificates of occupancy <br />that a final landscape plan be approved by the Planning <br />Commmission and City Council; and that such plans include <br />the following considerations:
