August 13, 1981 <br />APPLICATION FOR VARIANCE AND BUILDING PERMIT <br />G VN-283, LP-120, PARK PLACE CONDOMINIUMS <br />PURPOSE <br />To consider a request for building permit to construct a four-story <br />condominium with less than the required side yard setback. <br />BACKGROUND <br />APPLICANT: RCE Corporation, Richard Ernst <br />LOCATION: Generally west of the Rice Creek <br />Center and north of Rice Creek Road. <br />ZONING: R-2, Two Family Residential <br />CONFORMANCE WITH PAST COUNCIL ACTION, PRD #27, RESOLUTION #2026 <br />See Attachmemt <br />Conditions relating to condominium building: <br />1. "That all grading, drainage, street and utilities be subject <br />to approval of the City Engineer." <br />-The applicant is processing an application through the <br />Rice Creek Watershed District at this time. <br />2. "That all fire hydrant locations, fire and emergency lanes, <br />sprinkling connections, emergency access ladders, etc., shall <br />be subject to the approval of the Fire Department." <br />-The applicant has not provided the Fire Department representa- <br />tives with the necessary information. <br />3. "The condominium building shall be built for individual unit <br />ownership, be of mansonary construction, having underground <br />parking, and have a Fire Department approved sprinkling system." <br />-Since complete building plans have not been provided, staff <br />cannot determine that any of the above items are provided with <br />the exception of underground parking. <br />4.
