VN-203, LP-120 <br />Page #5 <br />Note that the previously discussed condominium building had <br />only 56 units instead of the 58 unit condominium being <br />considered now. The applicant as a result of the Rice Creek <br />Watershed District approved drainage plan deeded a 4-plex lot <br />to the City for ponding. Because of the loss of the 4 units <br />the applicant is proposing two additional lots within the <br />condominium building. Staff contends that this request is <br />within reason and will not adversely or substantially alter <br />the impact of the density of thePRD on adjoining properties. <br />Landscape Plan <br />As previously metioned the landscape plan is deficient in the <br />following areas: <br />1) Buffering the parking lot; <br />2) Breaking up the bulk of the <br />3) Screening theswimming pool; <br />4) Screening the storage pond <br />site. <br />building; <br />and <br />on the northwest corner of the <br />STAFF RECOMMENDATION <br />Staff recommends that the Board recommend denial of VN-223 by waiving <br />the reading and adopting the attached resolution. <br />Staff further recommends that the Board defer action on LP-120 until <br />such time as amended plans are filed with staff. <br />/r4 <br />an M.
