Remington Builders - VN-231 <br />Ken Sjodin explained how the cul-de-sac on 26th Avenue NW <br />differed from the cul-de-sacs on Walnut Court North and <br />South, which staff had used as a comparison. He stated the <br />Cul-de-sac on 26th Avenue cuts much deeper into the lot. <br />Commissioner Livingston asked if alternative building layouts <br />had been considered. <br />Mr. Sjodin explained how the proposed site limited potential <br />building layouts. <br />Chairman Williams asked if the variance would impact the lot <br />to the south. <br />Staff stated it would not. <br />Motion by Williams, seconded by Baker to close the public <br />heari ng. <br />Ayes - 0 Nayes, Motion Carried <br />10:10 P.M <br />10:25 P. <br />Commissioner Livingston stated that the developer was more at a risk <br />than anyone else and development of the site would be good for the City. <br />Commissioner Baker stated that therewas no mention of a; need for a <br />variance when the land was platted, that the house could be moved to <br />reduce the variance, and that this was probably the wrong house design <br />for the lot. <br />Mr. Sjodin explained that the surveyor who platted the area has admitted <br />that he was using a 20 foot setback off the cul-de-sac when the area <br />was platted. The surveyor was not aware of the correct setback <br />requirements. <br />Motion by Williams seconded by Baker to waive the reading and adopt <br />a RESOLUTION RECOMMENDING APPROVAL OF SP-231. <br />5 Ayes - 0 Nayes, Motion Carried <br /> <br />
