COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br />~; <br />'RESOLUTION MAKING FINDINGS OF FACT AND APPROVING VARIANCE VN-233. <br />WHEREAS, an application for VN-233 has been made by <br />'Gregory and .Deborah Meyers to allow less than the required front <br />yard setback; <br />WHEREAS, the procedural history of the application is as <br />follows: <br />1. That an application for a variance VN-233 was <br />filed with the City on April 30, 1984. <br />2. That the Planning Commission, pursuant to published <br />and mailed notices, held a public hearing on May 15, <br />1984, and all persons present at the hearing were <br />given an opportunity to be heard. <br />3. That the application for variance VN-233 was reviewed <br />by the City Council on May 22, 1984. <br />4. That the comments and analysis of Staff and the <br />Planning Commission minutes and recommendations were <br />considered. <br />NOW THEREFORE BE IT RESOLVED by the .New Brighton City Council <br />that the following Findings of Fact are made in respect to VN-233. <br />1. That the property is zoned R-1, Single Family <br />residential. <br />2. That the required front yard setback in R-1 zoning <br />districts is 30 feet. <br />3. That the applicant is requesting a 17-foot variance <br />to construct a residential garage within the front <br />yard setback. <br />4. That the property is one of the original City plats.. <br />5. That the site is in an area that was originally <br />platted far cottage development with small lots. <br />6. That the size of the lot and location of the existing <br />home do not allow construction of a double car within <br />the front yard setback requirements. <br />7. That undue hardship would result if th? applicant <br />could not construct a double car garage. <br />8. That the layout of the new garage and driveway will <br />greatly improve the existing site. <br />9. That the applicant has demonstrated unique and un- <br />usual circumstances and undue hardship for the variance. <br />BE IT FURTHER RESOLVED, that the application for VN-233 is <br />and hereby approved. <br />Adopted this day of 1984. <br />Gregory B.
