After dedication of the 43 feetright of way for Fs2 the. property <br />dimensions are 187 feet (on 5th Avenue) by 598 feet (on Couty Goad P2). The <br />long froatage and shallow depth off the property make it difficult to develop. <br />Development is further aomplica.ted by substandard soil conditions. .Soil tests <br />have shown that the eastern 1~3 of the property is unsuitable for building <br />and the middle one-third will require substantial soil correction. ~,s a result <br />buildings must be constructed as much as possible on the west end of tY~e site. <br />The long and nantow shape of the parcel oausQS undue hardship because of the. <br />setback requirements. Almost one-half of the total site is subject to setback <br />requirements. (543x24) and the rear yard setback by 2715 eq. ft.
