,.~ <br />-2- Draft _. <br />setback area. The building itself is set 27 feet from the rear property <br />line which is 7 feet more than required. The variance ie needed only for the <br />enaloaed dock areas. The docks are being enclosed to increase the energy e <br />efficiency of the building through use of an air-lock double door system. <br />Only about 200 tq. feet of the enclosed dock is in the setback area. Without <br />the variance .the docks would still be in the same locatien by they could not <br />be enclosed. <br />The effect of the front yard variance ie also minor. Only two adjacent <br />residential properties-are affected by the setback s~ariance. both of these <br />properties have side yards rather than front yards facing the industrial property. <br />County Road E2 is a county state aid highway which is classified as a <br />collector street rather than a residential street. This reduces the need for <br />the extraordinary 60 feet setback. <br />The 73 foot right of way for County Road E2 is wider than normal by <br />13 feet and therefore provides the equivalent of a 53 feet setback. In addition, <br />the placement of the road surface completely on the south portion of the right <br />of way provides extra space for screening on the residential properties if <br />they so desire. <br />The development of this site is a challenging task because of parcel <br />size, setback requirements, soil conditions and ponding requirements. We have <br />hired experts and spent many hours working on these problems to come up with <br />an acceptable site and building plan. We are pleased with the results of <br />these efforts and we believe our proposed development of the site will be an <br />attractive addition to the city. You can be fully confident that we share <br />the city's concern for quality development along this important gateway to <br />New Brighten..
