Basic Industries <br />August 15, 1984 <br />Page 2 <br />APPLICANT'S RESPONSE <br />Attached is a eater from the applicant requesting approval of. <br />their variance request. Although the letter requests a 9 foot <br />variance the applicant will actually require al0 foot variance. <br />The applicant states that the poor soils in the east and northeast <br />portions of the site prohibit building in that direction. The <br />proposed building expansion will utilize much of .the good soils <br />which are left, except for approximately 12,000 square feet directly <br />north of the proposed addition, which may be utilized in the future <br />for one more building expansion. The applicant also states that <br />curving the building facade to conform to the front yard setback line <br />would spoil the appearance of the proposed.addition and that a variance <br />would not visually obstruct traffic on Old Highway 8. <br />LP-165 <br />All of the required information and drawings have been submitted. <br />The applicant is in the process of.consulting with Rice Creek Water <br />.shed District to determine if there is any modification needed in the <br />on-site ponding area. <br />The proposed building addition will require new curb cuts and drive <br />areas. Several trees on the north end of the site will be <br />removed to facilitate the building expansion and parking areas. I <br />have asked that two additional boulevard trees be planted. I had <br />suggested that trees be planted along the new drive coming in from <br />the north, however, it is the applicant's plan to construct another <br />building addition and move parking into this area sometime in the_ <br />near future., <br />The attached site plan does not contain the required number of.pa.rking <br />stalls. I have contacted the architect and a revised drawing with <br />the required parking will be presented at the Planning Commission <br />meeting. <br />STAFF-ANALYSIS <br />The applicant's request for a variance is in response to their attempt <br />to utilize the available good soils to the greatest possible extent.- <br />Their business has grown significantly over the years with a continuous <br />building expansion program. Basic Industries expects to construct one <br />final building addition to the north within the next few years. That <br />expansion will consume the remaining good soils. The applicant has <br />indicated that the final building addition will be stepped back to <br />meet the required front yard setback. <br />
