EXTRACT OF MINUTES <br />NEW BRIGHTON PLANNING COMMISSION <br />REGULAR MEETING <br />MAY 21, 1985 <br />f4ike Rasmusson and Don Dickison 10:00 P.M. - <br />LP-179, VN-242, SP-122 10:05 P.M. <br />Staff state that the applicant was requesting three <br />approvals; site plan approval, variance approval and <br />special use permit approval. The area of the proposed <br />building,. 10,220 square feet, was left out of the report. <br />The applicant has requested approval from Rice Creek <br />Watershed District. Rice Creek Watershed District feels <br />there is a need for a 16-foot grass area along the ditch. <br />If the applicant cannot comply with this requirement the <br />Rice Creek Watershed District will re-consider the plan. <br />A letter has been received from Thomas Willmus, owner of <br />an adjacent 17-acre vacant parcel of industrial property. <br />Mr. Willmus has concern for the existing nonconformities on <br />the Armstrong-Rigging site, namely the outside storage <br />which he feels. is detrimental to his own property. Mr. <br />Willmus would also like to see the proposed site developed <br />in conjunction with his site. Staff stated she would go <br />into further detail on Mr. Willmus's letter if it was re- <br />quested by the Planning Commission. One additional con- <br />dition should be placed upon the applicant's request. <br />The parcel the applicant is proposing to construct their <br />new building on is present part of a larger parcel of <br />land. A minor subdivision will be required. <br />Mike Rasmusson, applicant, stated the proposed office/ <br />warehouse building would be condominimized, he outlined <br />access and circulation of the site. He stated the face of <br />the building would be rock face and break off block that <br />would be continued on the Old Highway 8 and first street <br />side of the building. Their variance request is for a 40- <br />foot setback on 1st Street N.W.. They feel they have an <br />unusual situation and a unique hardship because all three <br />sides of the triangular shaped piece of property have special. <br />setback requirements. i.e., the ditch and the road setbacks. <br />He stated the shape of the property is not convenient for <br />site layout. In addressing the special use permit application <br />Mr. Rasmusson stated there would be a triangular Bound sign at <br />the intersection of Old Highway 8 and 1st Street North West. <br />He stated that the two roads do not intersect at a ninety degree <br />angle, and only one side of the proposed sign would be visible <br />at a time. They are in favor of the staff recommendation that <br />the ground sign be constructed of the same burnished block <br />being used on the building. <br />There was no one present to speak at the public hearing. <br />Motion by Williams, seconded by Livingston, to close the public <br />hearing. <br />
