Mr. Rasmusson stated that was correct. Chairman Williams clarified that there are four bays for four occupants of the building. Mr. Rasmusson stated that was correct. Commissioner Livingston stated that in the case of con- dominium construction the covenants and declarations are usually required to be submitted as part of the application. Staff stated that she was not aware that this would b,e a condominimiZed project prior to the public hearing. She stated that the covenants and declarations should be sub mitted and reviewed by the City Attorney .and that the proposed site plan should also be incorporated into the covenant and declaration. Commissioner Becker asked if the ground sign would identify the name of the building only. Mr. Rasmusson stated that was correct. Commissioner Sande asked what the name of the building would be. Mr. Rasmusson stated the name of the building would be the Care Building and that the sign would have the address of the site. Chairman Williams asked what the significance of Care was. Mr. Rasmusson stated that is the name of their existing business, Care Air-Conditioning. Commissioner Sande asked if Mr. Rasmusson's business would be occupying the premises. Mr. Rasmusson stated they would be occupying the largest bay in the proposed development. Chairman Williams requested that the letter from Thomas Willmus be entered into the minutes. Motion by Sande, seconded by Baker to RECOMMEND APPROVAL OF LP-179 subject to the following conditions:. i. Approval of VN-242. 2. Compliance with site and building plans as signed and dated by the applicant and City Planner, 3. Approval of drainage and grading plans from Rice Creek Watershed District and the City Engineer.
