May 7, 1985 <br />Chairperson and Members of the Planning Commission, <br />As concerns our permit application and the variance necessary to accommodate <br />the proposed plans. We are requesting that the setback requirements of 60 feet <br />be changed to 40 feet for this project. The unique circumstances associated <br />with this parcel are as follows: <br />1. Boundary restrictions on the three longest sides. <br />a. Old Highway 8 has an arched boundary. <br />b. County Road E has a larger than normal right-of-way. <br />c. County Ditch #2's size and easement requirements. <br />2. Odd shape of the parcel - triangular. <br />3. Two county road fronts with a major intersection. <br />4. The curb for County Road E runs at an angle to the property line. <br />It is these unique circumstances which limit the amount of buildable/useable <br />site area and create the undue hardship. This variance is needed to have <br />adequate building size to make the project financially sound. <br />Michael musson Donald Dickison <br />
