Bury <br />Butcher spur area, south of the <br />regional-park and west of Old <br />Highway #8. <br />I-2, Heavy Industrial <br />Sensitive Industrial <br />The proposed subdivision into 3 lots does not appear to be inconsistent <br />with the Comprehensive Plan. The narrative in the plan states that <br />the development of this property is in a manner compatible with <br />surrounding land uses. Such development consideration will be <br />addressed at the time of plat review and later at the time of building <br />permit review. <br />The proposed revised zoning code includes the regulations for the <br />limited industrial district. Its possible that once the code is <br />adopted, the Council will then consider the rezoning of the property. <br />Any finding of consistency in regard to the subdivision of this <br />property cannot be construed to .reflect a favorable action in any way <br />in regard to the actual property boundaries, plat review, street <br />location and development review. The action to be taken by the <br />Council is only to indicate whether the subdivision is consistent or <br />not with the New Brighton Comprehensive .Plan. <br />The Comprehensive Park Plan cannot be over looked as a part of the <br />Comprehensive Plan and therefore the Park Board is being asked to <br />comment on the request. A sketch is enclosed to serve only for <br />discussion purposes; the lines are not definite. Itsappears that <br />some of the items that could be addressed by the Park Board are: <br />1. Access to the park in reference to this proposed public <br />street; <br />2. Subdivision of the land into smaller parcels; and <br />3. Any other concerns the Board might have. <br /> <br />
