April 1, 1981 Park Board Minutes <br />A. Walburn Industrial Park Preliminary Plat (Continued) <br />There was a motion by the Board of Review Chairperson to accept <br />the discussion as a concept discussion only. .Motion passed, <br />• <br />Another Board of Review person stated he would like to hear from <br />the applicant. <br />Gunderman agreed. <br />Dale Hebeisen of Hult and Associates, expressed his concern that <br />with this triangular piece of property, meeting all codes would be <br />hard to do. There is alot'of road frontage. The building setbacks <br />are not shown on the map because it would be confusing to read. <br />Gunderman asked what happens with Beisswenger's. <br />Hebeisen replied it would probably improve Beisswenger's as far as <br />parking. <br />A Board of Review member asked what the intent of plotting the. parcel <br />was. <br />Hebeisen replied just to sell. <br />• <br />Dick Bury introduced himself at that time stating he is owner of <br />Midwest Asphalt/Walburn. He said he is sympathetic. to the situation. <br />He said he has owned Midwest Asphalt for 12 years. During that time <br />he did what he eQuld to improve the area as a lease holder from <br />Minnesota Transfer. Eventually Bury and two others purchased the <br />parcel from the Railroad in a partnership. The name Walburn is a <br />combination of the three names. He needs IO acres_to operate properly. <br />That leaves 20 acres that are developable by others. The road will <br />have to go through the-old gas station, Would get rid of the old <br />building. Would like to keep the storage system. The shop will be <br />relocated. The two small buildings will. be replaced by one small <br />building. Intend to clean up and make as pleasant looking as <br />possible. Have another plant in Eden Prairie that is well up to <br />code. That plant ironically has the same problem. The New Brighton <br />plant would operate 110 days of the year. November-April the plant <br />is non-operative. Would-like to do landscaping and make as pleasant <br />as possible . Working with the triangular piece is not easy. Has <br />been told this site is the best industrial site left in .the Twin <br />Cities. The reason for plotting is because alot of money is invested.; <br />#2 and #3 can be put up for sale. Hope to have site plan for review. <br />Access to park was mentioned and is not out of the question but the <br />property is worth about $50,000-$60,000. <br />Van Hatten asked if there is only one spur on property. <br />Bury said. yes, and. it will be rebuilt. <br />Van Hatten asked if it is an asset. <br />Page 2 <br /> <br />Bury replied yes, definitely. <br />
