January 26, 1984
To: Park Board
.~--
From: Maurice H. Anders ~~'~ for of Parks and Recreation
Re: Centex Development
Centex Corporation is in the process of developing plans for
residential development of the tract of land located between
Driftwood Park and Co. Rd. E.
The 55 acres of land is'currently zoned Rl and is identified
as such in .the City's Comprehensive Plan... The developers
intend to ask for a rezoning from Rl to Rib. The result of
this rezoning, if approved, would increase residences in the
tract from 250 to 580.. As a result of the development, it
is likely that a street will have to be built on the western
edge of Driftwood Park..-
The net result of this development is going
some park.. acreage and a much higher populat
the park than was anticipated `when the park
In an effort to mitigate the impact of this
development, I would suggest the Park Board
following:
*Require donation and construction
within the development, linked to
*Require installation of exercise
portion of the trail
*Require donation of 5-6 acres of
to the south boundary of the park
velopment to be used for passive
picnicking
to be a loss of
ion adjacent to
was developed.
rather. intense
consider the
of a trail system
the park.
stations on a
land either adjacent
or within the de-
activities such as
It is, of course possible that. these requests, if required by
the City Council,.-might render the development impractical.
The Park Board should, however,. carefully. consider what steps
should be taken to provide adequate open space in this area..
NOTE - There is a public meeting scheduled for Tuesday,
January 31st at Salem Covenant Church to discuss
this proposal.
Developer will be present at the February 1st
Park Board meeting to discuss the proposal.
