Anders f 'iY~tor of Parks and Recreation <br />z <br />~ Re: Centex Development <br />z <br />O <br />F- <br />2 <br />~ Centex Corporation is in the process of developing plans for <br />m residential development of the tract of land located between <br />~ Driftwood Park and Co. Rd. E. <br />w <br />Z <br />The 55 acres of land is currently zoned R1 and is identified <br />~ as such in the City's Comprehensive Plan. -The developers <br />~ intend to ask for a rezoning from R1 to Rib. The result of <br />w this rezoning, if approved, would increase residences in the <br />y~ tract from 250 to 580. As a result of the development., it <br />is likely that a street will have to be built on the western <br />~ edge of Driftwood Park. <br />w <br />~ The net result of this development is going to be a loss of <br />~ some park acreage and a much higher population adjacent to <br />~ the park than was anticipated when the park was developed. <br />a' In an effort to mitigate the impact of this rather intense <br />development, I would suggest the F=ar.k Board consider the <br />z following: <br />w <br />~ *Require donation. and construction of a trail system <br />Q within the development, linked to the park. <br />w *Require installation of exercise stations on a <br />~ portion of the trail <br />~ *Require donation of 5-6 acres of land either adjacent <br />~ to the south. boundary of the park or within the de- <br />w velopment to be used for passive activities such as <br />~ picnicking <br />v <br />owc It is, of course possible that these requests, if required by <br />~ the City Council, might render the development impractical. <br />z The Park Board should, however, carefully consider what steps <br />Q <br />~ should be taken to provide adequate open space in this area. <br />a <br />• NOTE - There is a public meeting scheduled for Tuesday, <br />January 31st at Salem Covenant Church to discuss <br />this proposal. <br />Developer will be present at the February lst <br />Park Board meeting to discuss the proposal. <br />
