Zoning <br /> <br />As a community which is almost fully developed; New <br />Brighton is not anticipating major development activity... <br />Zoning and subdivision regulations and the City's capital <br />improvement plan have proven in the past to be adequate; <br />to guide the City's development. These tools will be the <br />primary implementing devices for the comprehensive plan. <br />Some revisions and "tine-tuning" are needed in these ordi- . <br />nances bit no major .changes are contemplated. In addition; <br />the City has a number of specific ordinances covering various <br />aspects of environmental protection which will continue <br />in force. <br />New Brighton's primary control on development will con- <br />tinue to be its zoning ordinance: A comprehensive rezoning <br />will be instituted after adoption of the comprehensive plan <br />in order to make zoning consistent with the, proposed land <br />use categories. <br />The proposed zoning districts are described below. With <br />the exception of the R-1A district for single family residences, <br />and the R]., restricted industrial district, the districts described <br />below are presently part of the New Brighton Zoning Code and <br />would continue with only minor changes. A number of addi- <br />tional measures to implement the land use plan are discussed <br />in that section. <br />R`1.A, Si~le_.family residence district <br />Purpose: <br />This district wauld be a new district created to allow, <br />development on smaller lots. <br />Standards: <br />Minimum lot width - 40 feet <br />Minimum lot'area -- 5,000 sq. ft. <br />Minimum house size -- No minimum <br />Off-street parking -- One space per dwelling unit, --- <br />no garage required. <br />R-1 B, Single family residence district <br />Pur ose: <br />This is the standard single family residence district. <br />The vast majority of housing developed in the City <br />has been developed in accordance with the standards <br />in this district. <br />Standards: <br />Minimum lot width ---- 75 feet <br />Minimum lot area -- 10,000 sq. ft., <br />Minimurri house size - No minimum <br />Off-street parking -One space per dwelling unit - <br />no garage required. <br />R-2, Twa family residence district <br />Pur ose: <br />This district allows construction of duplexes and <br />double bungalows in addition to single family homes. <br /> <br />
