cnapte~ ~ Implementation ~s <br />Standards: <br />Minimum lot width - 85 feet <br />Minimum lot area - 12,500 sq. ft. <br />Minimum dwelling unit size - No minimum <br />Off-street parking -- One space per dwelling unit - <br />no garage required. <br />R-3A, Multiple residence district <br />Purpose: <br />This is a medium density residence district allowing <br />apartment buildings up to 21/a stories in height. <br />Duplexes, single family homes and townhouses are <br />also allowed. <br />Standards: <br />Minimum lot width --- 100 feet <br />Minimum lot area - 12, 500 sq. ft. <br />Minimum lot area per dwelling unit: <br />1 floor - 3,000 sq. ft. <br />2 floors - 2,800 sq. ft. <br />3 floors - 2,500 sq. ft. <br />Minimum dwelling unit size - No minimum <br />Off-street parking -Two spaces per dwelling unit, of <br />which one must be enclosed. <br />R-3B, Multiple residence district <br />Purpose: <br />The R-3B district allows buildings up to two stories in <br />height. Building types allowed are apartment build- <br />ings, townhouses, duplexes and single family homes. <br />Standards: <br />Minimum lot width - 100 feet <br />Minimum lot area - 12,500 sq. ft. <br />Minimum lot area per dwelling unit: <br />Efficiency - 2,500 sq. ft. <br />1 bedroom - 3,500 sq. ft. <br />2 bedroom - 4,375 sq. ft. <br />3 bedroom - 5;625 sq. ft. <br />Minimum dwelling unit size: <br />Efficiency - 500 sq. ft. <br />1 bedroom -- 650 sq. ft. <br />2 bedroom - $00 sq. ft. <br />3 or more <br />bedrooms -1,000 sq. ft. plus 200 additional sq. ft. <br />for each bedroom over three. <br />Off-street parking - Twa spaces per dwelling unit - <br />of which one must be enclosed. <br />Planned Residential Development <br />This development procedure allows variation from the <br />normal zoning code requirements based an approval of <br />a specific, detailed plan. Allowable density is computed <br />on 80% of the lot area per dwelling unit required in the <br />underlying residential zoning district. This is proposed <br />to be revised to 70% of the normal requirements. <br />
