T"ne subject s]te is ~0 feet. <br />wide and 198.4 .feet deep. It contains 5,952 square feet.. T11e adjoining <br />parcel to which it accrued is 126.94 feet wide and 198,4 feet. deep. It <br />contains 25,184 square feet.. The two parcels combined total 31,15" square <br />feet. <br />The combined parcel slopes upward frog, west. to east with the west side being <br />lower than the street elevatiar., and the east. side being higher. The east <br />side also slopes upward to the south while the west side slopes do~77ward. <br />The site i.s wooded with mature: oa}. and other hardwood trees. <br />The well and well house are located in the north central partion of they <br />parcel and do oat encroach ar, the site rrapased to be separated. <br />The land is coned R-1, single farii1~- residential. The muncipal well is a <br />permitted use in the zoning district. T"ne vacated street appears to be <br />surplus to the needs of the well site and could be separated without affect- <br />ing the utility of. the remaininc land. <br />T;le westerly site is part of a larger parcel accupied b~, a single family <br />dwelling. The part proposed to be separated is 43 feet wide and 198.4 feet. <br />deep. It contains 8,551 square feet, ;"ne larger parcel of which it is a <br />part has an overall widt}: of 12b.94 feet and a dept} of 195.41. feet. and <br />contains 25,186 square feet. The vacatecl west one-half of 14th Ave. NI4 <br />accrued to t}Zis site, but it has not been included in the computations. <br />Tl~e dwelling is located in the northeaGterl>~ portion of the parcel. <br />Approximately the westerl~~ 60 feet. of t.ne parcel is occupied by the drainage <br />ditch and its banks.
