<br />r CONCEPT PLAN FORMULATION <br /> This report is an integral component of a more extensive study being <br /> .conducted on the Old Highway 8 Corridor in the City of New Brighton, <br />' Minnesota. The specific subject of-this report is the Highway 8 <br /> Corridor Concept Plan (C.C. Plan). The entire study will focus on <br /> several aspects of the Old Highway 8 Corridor, principally, existing <br /> land uses, transportation components, undeveloped and underdeveloped <br /> land parcels. <br /> New Brighton's objective in this study has been to inventory, analyze <br /> and document various site development potential and to'encourage and <br /> aggressively proceed toward "full and productive" use of these proper- <br />' ties. This has involved the preparation of-plans and exhibits which <br /> .will provide prospective developers and others concerned with urban <br /> redevelopment, development and revitalization with the opportunity to <br /> inspect and assess the development potentials available in the City of <br /> New Brighton. <br />The final document is intended- to provide a comprehensive corridor <br />' plan and details concerning individual site development and redevelop- <br />ment potentials. The final document will additionally encourage <br />developer participation by "fast-track" review, concise "up-front" <br />guidelines and City expectations regarding prospective site develop- <br />' menu. This advantage--will assist the City in its review and <br />deliberation on prospective development proposals as well. <br />~ Paramount-to the preparation of detailed studies for individual sites <br />within the corridor is the development of an overall-and comprehensive <br />' C. C. Plana (For purposes of clarification, the study area included <br />in the C.C. Plan is generally land west of I-35W extending approxi- <br />mately one block west of Highway 8 and from C. R. D to one mile north <br />of 96th Avenue North. ) <br />' Preparations prior to formulating a C. C. Plan included the following <br />work tasks: <br /> <br />
