1. In-office review and informational session conducted by City <br />staff. <br />2. Review of existing planning and zoning documents. <br />3. Staff guided "windshield" survey of the study area. <br />4. Review and analysis of section maps, aerial photos, City provided <br />base maps and plans. <br />5. Conduct several corridor" "drive-throughs" to confirm and <br />corroborate mappings and report information. <br />6. Prepare working base maps illustrating roadways, buildings and <br />uses at a seal e of 1" = 200' and 1" = 400' . <br />7. Assemble zoning, existing land use, guided land use and <br />generalized traffic data maps at a scale of 1" = 400'. <br />At this juncture in the study, a decision was necessary on what known <br />factors of inventory would be pertinent in establishing the C. C. Plan <br />and what additional planning parameters would be needed to substanti- <br />ate the C. Plan. The dilemma that became apparant was that a "clear <br />image" directing the formulation of a concept plan was not present. <br />The inventory phase of the work effort needed further interpretation <br />and insight. <br />Important and obvious factors of the corridor area include: <br />' - I L <br />Excellent Interstate nterchange ocations <br />- Avery positive development scenario occurring north and south <br />of 96th Avenue North Interchange <br />' - The future completion of the Ramsey Open Space Facility <br />- Potential for a hotel/motel development in the Central City <br />Area combined with an expansion of the City Hall and improve- <br />' ments to Veteran's Park <br /> <br />
