EXCERPT FROM APRIL 4, 1991 <br />PARK BOARD MINUTES <br />V. New Business <br />A. Development Plan - JUO Property <br />Scott Johnson, President and Jim Engleburt, with <br />Arcon Development, Inc. were present. Scott <br />Johnson went over the plan with the Park Board. <br />The plan is for single family residential. Arcon <br />is in partnership with the land owner (land owner <br />is a limited partner). <br />Scott Johnson mentioned that the cul-de-sacs had <br />changed somewhat from the previous plan. The flat <br />area to the north is the area that will be <br />dedicated as park land. It was agreed that 0% <br />land dedication credit would be received for the <br />pond, 50% credit for the slope area around the <br />pond and 100% credit for flatter areas. The total <br />of land dedication credit is 2.70 acres or 49.3% <br />of the amount required. $42,588 will be the <br />amount of cash donated to complete the park <br />dedication requirement. Payment of the park <br />dedication will be done in phases. The first <br />payment will occur after 50 lots have been sold. <br />An eight foot wide bituminous pathway shall be <br />installed in Outlot A (park) as part of the City <br />contract for first phase utilities and streets. <br />The amount paid for the pathway shall be deducted <br />from the first phase cash dedication and assessed <br />against the first phase lots. <br />Anderson said he is pleased with this arrangement. <br />The cash will allow for trail development, <br />signage, and playground equipment renovation at <br />Driftwood Park. With all the new homes going in <br />the play equipment is very needed. <br />Anderson mentioned that the Park Board had a <br />difficult time coming up with a name for Driftwood <br />Park because there was no outstanding features <br />about the park. It was finally named after a <br />street in the vicinity. Anderson though the Park <br />Board may want to think about renaming the park <br />resembling something after the English theme that <br />will be used in the development. <br />
