Development and/or uses shall have no adverse <br />effect on adjacent lapd due to unsightliness, noise, <br />odor, dust, smoke, gl.re, air pollution, excessive <br />or heavy vehicular traffic, bulk chemical storage <br />or fire or safety haz,rds. <br />B. There shall be only one outside storage area of <br />materials, products, etc., and commercial semi- <br />trucks not to exceed to% of the gross floor area of <br />building on site and shall be screened with an <br />opaque 6 to 8 foot fence. This storage area shall <br />be located in the rear yard only. <br />C. There shall be no external bulk chemical storage <br />for either use or sale except as necessary for <br />auxiliary heating. <br />o. There shall be nO.more than six (6) commercial <br />truck trips of six or more wheels per vehicle per <br />10,000 square feet of,building gross floor area per <br />day. <br />E. No excessive vehicular traffic between 8:00 P.M. <br />and 6:00 A.M. as from shift changes. <br />F. The buildings and grounds shall be of an appear <br />ance that is in harmony with surrounding land uses. <br />G. All parking, manutering, driveway and storage <br />areas shall be surfaced with asphalt or concrete. <br />That the bulk storage of liquid petroleum by one of <br />the users of the subject property and similar use <br />of chemical storage on the subject properties <br />creates a safety and/or fire hazard for the struc- <br />tures and persons on adjacent commercial and park <br />properties and lake users. <br />
