Office use might be possible <br />because of the relatively good accessibility and the <br />amenity which the open space provides. <br /> <br />Medium-density residential use is also a possibility for <br />the site but it is felt that the existing uses near Old <br />Highway 8 and the Butcher's Spur would impact heavily <br />on a residential use in terms of appearance, odor and <br />noise. Intent. To establish an industrial <br />district for industries that manufacture and/or <br />process products from large bulky materials; have a <br />need for outside storage of large equipment, <br />material and some outside processing or assembly; <br />have the transporting of large products"; <br />That the City Council by adoption of the Compre- <br />hensive Plan has determined that heavy industrial <br />uses on the subject properties would have an adverse <br />environmental affect on the adjacent park property <br />in terms of those heavy industries typically emit- <br />ting noxious odor and noise which adversely affect <br />the enjoyment and comfort of the public using the <br />pa rk ; <br />That the traffic level and type, involving semi- <br />truck traffic and the moving of heavy equipment and <br />materials, generated with heavy industrial users <br />will adversely affect the public traversing on ad- <br />jacent str~ets and will create traffic problems, <br />congestion andha-ve a negative v, sual lmpact for park <br />patrons because of the close proximity of the sub- <br />ject properties to the park entrance; <br />That the shift change$ and hours of operation of <br />typical heavy industrial manufacturers and proces- <br />sors are undesirable in location adjacent to a <br />public park; <br />That heavy industrial users will not complement nor <br />be compatible with the adjacent commercial uses to <br />the south nor the paSSive recreational uses to the <br />,,,,est and north; <br />That the west bank of Long Lake is fully developed <br />with single family homes and there are no buffers <br />or detrients to absorb heavy industrial noise and <br />odor that will be carried across the lake and ad- <br />versely affecting the occupants of said homes; <br /> <br />8. <br /> <br />9 . <br />
