That the applicant proposes to do the following to address <br />the existing Type IV non-confOrmities: <br />A. Install front yard landscdping to include sod and <br />plantings for all areas not used for driving, up to the <br />front building line; <br />B. Provide a sideyard 15'setback and landscape area; <br />C. Provides controlled acces9 with allowed two driveways; <br />D. Provides concrete curbing !along driveways to front <br />building line; . I. . . <br />E. Removes loading docks within 50' of right-of-way; <br />F. Provides bituminous paving of driving, manuvering, and <br />parking areas; . <br />G. Provides handicap parking ,and accessibility; and <br />H. Clean, paint, and provide cosmetic work to street side <br />exterior walls. <br />5. That the proposed improvements, meet the requirements of <br />Section 8-410, Non-conforming Use Permits. <br /> <br />BE IT FURTHER RESOLVED, that ~heapplication NC-55 is <br />hereby approved subject to the following conditions: <br /> <br />1. That final grading and drainage plans be approved by <br />the R.C.W.D. and City Engineerj <br />2. That the use of the property be consistent with the <br />regulations of the 1-3 district, Section 6-250: <br /> <br />A. Development and/or uses shall have no adverse effect <br />on adjacent land due t? unsightliness, noise, odor, <br />dust, smoke, glare, ai~ or water pollution, excessiv <br />or heavy vehicular traffic; <br />B. There shall be no outs~de storage of any type in, <br />eluding commercial veh:ti.cle rolling stock; <br />C. There shall be no extetnal bulk chemical storage for <br />ei ther use or sale exc-=pt as necessary for. auxilary <br />heating; <br />D. There shall be no more than" six J6J commercial truck <br />trips of six or more wheels per vehicle per 10,000 <br />square feet of building gross floor area per day; <br />E. No excessive: vehicular traff ic between 8':00 P.M. and <br />6:00 A~M. as from.shift changes; <br />F. The buildings and grou~ds shall be of an appearance <br />that is in harmony with surrounding land uses; and <br />G. All parking,manuvering and driveway ar~as shall be <br />surfaced with asphalt or concrete. <br /> <br />3.
