<br />Page 5 <br /> <br />6-560, Site Standards and Section 6-570, Performance Standards. <br /> <br />D. Mixed Residential and Commercial Uses: Higher density residential multi-family and attached <br />single family uses located on the same site as commercial or office uses permitted under Section <br />6-520 (B-D) may be allowed by the issuance of a Special Use Permit provided that: <br /> <br />1. The density of a special use residential mixed-use development shall not exceed: <br /> <br />Structure <br />a. One Floor <br />b. Two Floors <br />c. Over Two Floors <br /> <br />Lot Area Per Unit <br />2,100 SF <br />1,960 SF <br />1,750 SF <br /> <br />2. The maximum dwelling unit density for Senior Housing may be computed on a basis of <br />seventy (70) percent of the above required minimum lot area per unit. <br />3. Fifty (50%) percent of all required parking for residential use shall be provided as <br />underground parking, or in a parking ramp. <br />4. The minimum site size shall be five (5) acres. <br />5. The commercial or office use ofa mixed-use building containing residential uses shall <br />occupy at least ten (10) percent but not more than thirty (35) percent of the total floor <br />area ofthe buildings on the site. <br />6. Higher density residential mixed-use developments may only be located adjacent to Long <br />Lake Regional Park. <br />7. All uses must satisfy the Special Use Standards found in Section 6-550 and Section 8- <br />130. Such uses must also satisfy the requirements found in Section <br />6-560, Site Standards and Section 6-570, Performance Standards. <br /> <br />E. Mixed Industrial and Commercial or Professional/Office Uses: A mixture of uses, permitted <br />under Section 6-540 (A. 1-2), may be located on the same site, or in the same building, or in a <br />corporate campus setting with other business or office uses permitted under Section 6-520 (B-D), <br />provided compliance with the following standards: <br /> <br />1. Development and/or uses shall have no adverse effect on adjacent land due to <br />unsightliness, noise, odor, dust, smoke, glare, air pollution, excessive or heavy <br />vehicular traffic, bulk chemical storage or fire or safety hazards. <br />2. There shall be no external bulk chemical storage for either use or sale except as <br />necessary for auxiliary heating. <br />3. The buildings and grounds shall be of an appearance that is in harmony with <br />surrounding land uses. <br />4. Ifthe primary use ofthe site is industrial, at least 40% ofthe total building floor area <br />shall be occupied by commercial or professional/office uses. <br />5. Ifthe primary use ofthe site is professionaVoffice, at least 30% ofthe total building floor <br />area shall be occupied by commercial uses. <br />6. Residential uses shall not be allowed. <br />7. The minimum site size shall be ten (10) acres. <br />8. All uses must satisfy the Special Use Standards found in Section 6-550 and Section 8- <br />
