That the uses on the site be office, warehousing <br />and light manufacturing as regulated by attached <br />zoning code regulations for permitted light industrial <br />uses and comply with.other standards in this <br />resolution; <br />2. That the development has no adverse effect on <br />a d j ace n t 1 and., due to un s i g h t 1 i ness, nO i s e , odor, <br />dust, smoke, glare, air or water pollutiDn, <br />excessive or heavy vehicular traffic, bulk chemical <br />storage or fire or safety hazards; <br />3. That there be no open storage of any type, including <br />commercial vehicle rolling stock; <br />4. That there be no external bulk chemical storage for <br />either use or sale, except as necessary for <br />auxiliary heating; <br />5. That there be a maximum of six (6) or less commercial <br />truck trips (of six orrnore wheels per vehicle) per <br />10,000 square feet of building floor area per day <br />be allowed; <br />6. That there be no excessive vehicular traffic between <br />8:00 P.M. and 6:00 A.M. such as from shift changes; <br />7. That the exterior wall treatment of the north and <br />west walls of building "A" on the site plans and the <br />east wall of building "e" Dn the site plans are of <br />painted decorative block; <br />8. That all parking, maneuvering and driveway areas <br />are surfaced with asphalt or concrete and that the <br />driveways up to the front building line have the <br />required concrete curbing. <br />9. That all grading, drainage, roads, utilities, turning <br />lanes, and site egress and ingress shall be subject <br />to the review and approval of the City and County <br />Engineer; <br />11. That the Rice Creek Watershed District approve the <br />grading and drainage plans; <br />12. That prior to the issuance of any building permits <br />the property owner shall obtain approval from the <br />City Fire Department for fire emergency measures and <br />design, including the location and installation of <br />fire hydrants, sprinkler hook-ups, fire lanes and <br />directional signs; <br />13.
