<br />.J, <br /> <br />(m) Service station canopies with building setbacks of between 10 feet and 30 feet <br />in front yards and side street yards on corner lots. <br /> <br />Section 2. Code section 5-250 is amended as follows: <br /> <br />Sec. 5-250. Lot standards, B-3 district. <br /> <br />(a) In a B-3 district, no structure or building shall exceed two (2) stories or <br />thirty-six (36) feet in height (whichever is lesser). <br /> <br />(b) The requirements for setbacks and yards are the same as the requirements in <br />the B-2 district. <br /> <br />(c) The floor area ratio in the B-3 district shall not exceed 1. O. <br /> <br />(d) Service station canopies with setbacks of between 10 feet and 30 feet in front <br />yards and side street yards on corner lots may be permitted by special use permit. <br /> <br />Section 3. Code section 6-050 is amended as follows: <br /> <br />Sec. 6-050. Uses by special permit, 1-1 district. <br /> <br />1& The city council may permit any use in industrial districts (except residential <br />uses) by means of a special use permit if such use meets the standards in section 8- <br />130. <br /> <br />(b) The city council may permit service station canopies with setbacks of between <br />10 feet and 40 feet 1) in front yards and 2) from all streets on corner lots provided <br />the industrial district is not separated from a residential district by a street, by <br />special use permit if such use meets the standards in section 8-130. <br /> <br />Section 4. Code section 6-060 is amended as follows: <br /> <br />Sec. 6-060. Lot and yard standards. <br /> <br />(a) The front yard setback in any industrial district shall be forty (40) feet. On <br />corner lots, the setback from all street lines shall be forty (40) feet. Where an <br />industrial district is separated from a residential district by a street, the setback <br />from the street in the industrial district shall be not less than sixty (60) feet. <br /> <br />(b) The side yard setback in any industrial district shall be not less than fifteen <br />(15) feet. <br /> <br />(c) The industrial district side yard adjacent to a residential boundary line shall <br />provide for a landscaped strip at least sixty (60) feet in width along such boundary <br />line. A portion of this landscaped strip shall be planted to provide a screen. <br /> <br />(d) The rear yard setback in all industrial districts shall be a minimum of twenty <br />(20) feet, which may be used for parking. If the rear yard of an industrial district <br />abuts on or is across the alley or street from a residential district, the provisions <br />of paragraph (c) of this section shall apply. <br /> <br />(e) In the 1- 1 district, the floor area ratio shall be a maximum of 0.4 for one-story <br />and 0.6 for two-story buildings. <br /> <br />CLL55108 <br />NE136-98 <br />
