<br />"--- ,. <br />---- '- <br /> <br />/, <br />~ <br /> <br />l <br /> <br />. t,,' <br />," <br /> <br />! <br /> <br />.- <br /> <br />ORDI~ANCE NO. <br /> <br />436 <br /> <br />f <br /> <br />STATE OF MI~NESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br /> <br />AN ORDINANCE AMENDING CHAPTER XI OF THE NEW BRIGHTON ZONING <br />ORDINANCE IN REGARD TO PLANNED UNIT DEVELOPMENTS <br /> <br />The Council of the City of New Brighton hereby ordains: <br /> <br />Section I. Chapter XI of the New Brighton. Zoning <br />Ordinance is hereby amended by adding thereto the <br />following sections which shall read as follows: <br /> <br />Section 11-400 Planned Unit Development <br /> <br />Section 11-410 Purpose <br />It is the intent of the planned unit development pro- <br />visions of this zoning ordinance to establish a mechanism <br />whereby major commercial and/or industrial developments <br />may be regulated in a manner which allows for sensitivity <br />to the needs of the development and of the natural and <br />man-made environment in order to create a harmonious <br />relationship between that development and its larger <br />environment. <br /> <br />Section 11-420 <br /> <br />a. Application. Application for approval of a planned <br />unit development shall be made by the fee qwner of <br />the property except that a purchaser by contract <br />for deed or an option holder may apply for approval <br />of a planned unit development provided the application <br />is accompanied by signed letters stating no objection <br />from the fee owner or owners of all land included in <br />the application. <br /> <br />b. procedures. Applicants, except applicants for <br />planned unit developments involving subdivision of <br />land, may choose to have their application processed <br />according to either paragraph 1. below or paragraph 2. <br />Planned unit development applications involving the <br />subdivision of land shall be processed in accordance <br />with paragraph 2. Applicants shall indicate at the <br />time of application submission the procedure under <br />which the application is to be processed. <br />
