Property - South of Driftwood Park <br />Anderson said -the City Council is considering a proposal to <br />rezone .from residential to B-3. The developer has a concept <br />plan for the Park Board to review. It will then go on to the <br />Planning Commission and back to the Park Board for the September. <br />meeting.. We need to give the developer a good idea of what we <br />want. We have the option in the park dedication of either <br />receiving $80,000-$90,000 cash or 100 of the land (about 6 <br />acres). <br />Warren Olson, Pratt Developer, stated their proposal called .for <br />75 single family homes and 52 townhomes with 6.39 acres <br />commercial. <br />.Olson stated Pratt has 16.0 units in the White Bear Township. <br />Have cul-de-sacs with street lights and landscaping. Snow plows <br />can use the middle to dump snow. The idea came from Burnsville <br />who designed the cul-de-sacs this way. <br />Gunderman has how many square feet the townhouses would be. <br />Olson said about 2,200 sq. ft. Prices will range from about <br />$175,000 to $190,000. Lower units about $140,000. A smaller <br />unit may be about $115,000-$130,000. <br />Gunderman asked how many levels. <br />Olson responded a basement and. two levels. Elevation is very <br />high and the view is good. Tried to get as many units facing <br />south as possible. <br />Olson said it is intended to have a PDQ or Stop & Shop building <br />on the southeast corner of development.. <br />Olson said the Planning Commission is recommending a B-3 <br />zoning. If that does not happen then a food store is not <br />possible. <br />.Seward said he is concerned with the traffic problem and with <br />what will happen to the houses on County Road E now. <br />Olson said they have met with the people from the Hwy. Dept. and <br />asked for information on the traffic flow. It is 1,700 cars per <br />day now and would be increased to 2,400. Total density is 2.37. <br />The density is cut down because of the townhouses and the <br />commercial. <br />Gunderman asked why they wanted a shopping center when there are <br />others in the area. <br />
