If we have a concept plan_in mind <br />our options will not be limited. <br />Briggs commented that he would have no objection to <br />looking at putting in a trail system or some way to <br />access 12th St. Harstad is interested in the city-owned <br />land because it is a piece of land that would be hard to <br />develop into a park. We need to know what the city plans <br />to do with the land so we can plan around it. The homes <br />that are planned for the area will range in the $300,000 <br />to $400,000 price. <br />Anderson said the. area the city owns is the gravel pit <br />site ...Freedom Park is scheduled for renovation. It will <br />be lowered about 4 feet. We will need to get rid of that <br />fill. The gravel pit could be graded and used if we <br />desire.- ' <br />Briggs said their site is now cluttered with garbage. <br />There needs to be substantial cleanup. It would be very <br />costly to fill the hole that is presently there. You <br />would need about 3.acres of dirt. If the city does not <br />have a way to get rid of the dirt removed from Freedom <br />Park, Harstad would be willing to purchase that dirt from <br />- the city. <br />Olson asked where Harstad was planning a recreational - <br />area-. <br />Briggs said they do not have plans but are willing to <br />work with the city to do what the city wants. There will <br />be approximately 200 families in this development. This <br />plan for the 15 single family section will be going <br />before the Planning Commission on Tuesday. <br />Briggs said if a trail system is desired, prefer to put <br />it along the street where you have the least amount of <br />exposure to people's homes. <br />Johnson said problems generally-arise when the trails are <br />put in after the people have moved in. <br />Carlson asked if there is a minimum number of units <br />Harstad needs to put in this development. Would we be <br />seeing more apartments in this development than what is <br />presently being shown on the plan. <br />
