The <br /> hotel is no longer part of the project; however there is a possibility of building the drug store <br /> separately. Kaufhold asked if the gas station sale went through. Black replied that he believes <br /> that it was completed. Kaufhold suggested that the site doesn't seem economically feasible <br /> without the sale of gas or another mechanic on the site and that staff stay in touch with the new <br /> owner, in case he decides to sell. Fernelius added that Kraus-Anderson has contacted the new <br /> owner within the last three weeks; he reiterated that he is not interested in selling. <br /> Nelson asked if staff knew how the property was being taxed. Fernelius replied that the property <br /> will be reassessed at some point, but he is not sure when it will happen. Black added that the <br /> taxes might go down a little bit but not much, because land values have been increasingly <br /> generally. <br /> Marv's Transmission Site <br /> Black reported that the site has been cleaned up and graded. During grading it was discovered <br /> that foundation,pipes, and some asbestos were left from the old St. John the Baptist Church that <br /> used to be on the site. Additional work will have to be completed to remove the debris before <br /> redevelopment. <br /> Black reported that last Thursday staff had a meeting with TimberCraft regarding their proposed <br /> building for the site. TimberCraft told staff that two potential buyers have dropped out of the <br /> project. Staff encouraged the developers to stay with the approved site plan. A new timetable <br /> calling for construction starting by May 1 was proposed, and staff agreed to the change. The <br /> developers will continue to solicit for new buyers. <br /> Witkowski asked if there was anything in the ground under Harry's Survival Station. Black <br /> replied that nothing substantial was found. The staff has been approached by the trucking firm <br /> located behind Harry's who is interested in purchasing the site to expand a parking lot. Black <br /> suggested that this would be a good use of the site, since it's too small to redevelop separately. <br /> The staff plans to review the Old Highway 8 Corridor Study with the Council before selling the <br /> site. Larson reported that the trucking firm is currently using the site for parking and is not <br /> paying rent to the City. <br /> Harreld asked if Bell Pole is part of the long-term plan. Black replied that the corridor plan <br /> discusses the Bell Pole site in broad terms and it appears that the company does not plan on <br /> moving soon. Fernelius added that at one point there were discussions of Bell consolidating with <br /> their Wisconsin location; however the owner is now in the process of adding another treatment <br /> tank. Kaufhold inquired if the company would be required to clean up the site if they leave. <br /> Fernelius stated that the site is already part of a state Superfund site. Berke added that the <br /> company previously did a $10 million cleanup of the area and suggested that there would be very <br /> little additional cleanup to do. <br /> Page 2 of 5 <br />
