Approved <br /> governing signage within the entire development (not including the future office <br /> development). The proposed PUD and Final Plat will be known as Long Lake Landing. <br /> On January 17, 2006 the Planning Commission reviewed the Preliminary PUD, <br /> Preliminary Plat, and Site Plan and recommended tabling to allow further staff review of <br /> the proposed plans and research into the most appropriate land use mechanisms to <br /> approve the project. Most notably, a Northwest Quadrant Ordinance had not yet been <br /> established and the current MX zoning was not conducive to the development patterns <br /> expected under the approved Northwest Quadrant Framework and Design Guidelines. <br /> The City Attorney suggested that minor amendments to the Planned Unit Development <br /> Code and a rezoning to R-3A, which would accomplish a land use approval consistent <br /> with the Design Guidelines for the Northwest Quadrant. <br /> On January 31, 2006 the Planning Commission held a special meeting at which time the <br /> Planned Unit Development code amendments, rezoning, preliminary PUD, preliminary <br /> plat, and site plan were considered. Ultimately, the Commission recommended a <br /> conditional approval on the Preliminary PUD, Preliminary Plat and Site Plan. The PUD <br /> code amendments have since been adopted and the rezoning will formally occur as part <br /> of the final plat approval. <br /> There have been several site plan changes since the preliminary approval. Most are <br /> directly related to the preliminary approval conditions noted in the Resolution. The <br /> applicants have provided a narrative explaining their specific changes and the need for <br /> those changes. A summary of the site plan changes are as follows: <br /> • Total unit reduction from 704 to 674: This reduction in units is directly related to the <br /> other revisions noted here. <br /> • Re-orientation of the Sherman condominium building and its associated surface <br /> parking. <br /> • Incorporation of additional surface visitor parking for the New Urban Flat and Urban <br /> Flat Rottlund condominium buildings. <br /> • Shifting of Rottlund Gable and Row Craftsman Townhome units in an effort to <br /> provide a more prominent green space corridor from the north to the south providing <br /> a connection to the future City Park. <br /> • Re-alignment of the northern entrance road. <br /> • Incorporation of an additional infiltration basin at the south end of the site. <br /> • Relocation of a storm-water pond at the north end of the site to the east side of Old <br /> Highway 8. <br /> • Revised street sections for all three entrances into the development to accommodate <br /> right turn lanes that will address future traffic demands. <br /> Schiferl inquired if the Developers will be required to haul snow off site if it exceeds the <br /> snow storage capacity and if it is written in the Developers agreement.
