Consideration of a Special Use Permit to construct an addition onto an existing single <br />family home at 1071 Highview drive NW. The proposed addition consists of a <br />remodeled kitchen and eating area. The site is zoned R-1, Single Family Residential and <br />the proposed addition sits within the 30 foot front yard setback requirement. Section 4- <br />040 (3) B states that in required front yards, the required setback may be reduced to <br />twenty four feet, subject to approval of a Special Use Permit. The applicants are seeking <br />a Special Use Permit for the proposed addition. <br /> <br />Mr. Boylan presented the background information and site plan. <br />No one in the audience spoke to the issue. <br /> <br />Motion by Baker, Second by O’Brien to <br />CLOSE THE PUBLIC HEARING. <br />7 Ayes, 0 Nays. <br />MOTION CARRIED. <br /> <br />Motion by O’Brien, Second by O’Keefe to <br />WAIVE THE READING AND RECOMMEND <br />APPROVAL OF SP 03-10. <br /> <br />7 Ayes, 0 Nays, <br />MOTION CARRIED. <br /> <br />GENERAL BUSINESS: <br />Main Street Village – <br />Site Plan Review and General Development Plan Amendment. <br />Finn Daniels Architects and Mr. Don Anderson. <br />This item was tabled by the Planning Commission on August 19,2003. Staff has met <br />twice with the owner to discuss plaza, massing and public entrance issues. The <br />applicant’s architect has since created a concept that was submitted for review. <br />This is the continuation of the Public Hearing and to consider an amendment to the <br />approved General Development Plan for Main Street Village. The applicant is requesting <br />a change to the approved General Development Plan for Main Street Village. The <br />applicant has submitted plans for new building construction between the two office <br />buildings on the west side of Main Street Village located at 500 and 550 Main Street. <br />The effect would be to join the two existing buildings (bldg G & H) to create one <br />building that would contain a cafeteria area on the first floor and conference space on the <br />second story. The zoning code states that there shall be no expansion of any existing land <br />use that is not consistent with the General Development Plan without obtaining an <br />amendment to the General Development Plan. <br /> <br />The applicant has applied to amend the approved Plan and has proposed the following <br />five amendments: <br /> <br />1.Consolidate Lots 1 and 2, Block 1, Main Street Village First Addition into one lot <br />of record. The uses shall continue to be limited to office uses and retail service <br />uses permitted in the B-2 zone. <br /> <br />2.Construct an 8,834 sq. ft. addition to 500 and 550 Main Street thereby joining and <br />creating one 75,432 sq. ft. building. <br /> <br />3.Discontinue original plans to construct a bank drive-through on the south side of <br />500 Main Street (never constructed) and reconfigure the parking lot on Lot 1, <br />Block 1, Main Street Village First Addition to add a net increase of 22 parking <br />stalls. <br />3 <br /> <br />
