Fernelius replied <br />that since this is being done under the PUD there is some flexibility to depart from the standards and set certain <br />conditions. Schiferl replied that at some point the Commission may want to review the parking requirements <br />and consider adding a TDM option. Mann inquired to how many employees will be in the building. Weistling <br />replied that there will be roughly seventy people in the building, and eventually grow to one hundred and ten. <br /> <br />PUD2007-003,LP2007-006,SP2007-003 <br />Motion by Baker, second by Howard to Approval <br /> SUBJECT TO THE <br />: <br />FOLLOWING CONDITIONS <br /> <br />1.The applicants enter into a PUD Declaration, which will include the limiting and/or prohibiting certain <br />office uses that demand more parking and limiting the amount of “interior service/storage area” in the <br />multi-tenant building. <br /> <br />2.Sign C, as noted in the submitted plan set, shall not exceed a graphic area of greater than 36 square feet. <br /> <br />3.Implementation of the recommendations made in the Interoffice Engineering Memo dated 4-12-07. <br /> <br />MA. <br />6 ayes, 0 nays. <br />OTION PPROVED <br /> <br /> <br />Commission Business: <br /> LP2007-004 Site Plan Review Concerning the New Brighton Post Office Carrier <br />thst <br /> Annex to be Located at the NW Corner of 5 Ave NW & 1 St NW <br /> <br />Ryan Companies, who is working on behalf of the City, has requested Site Plan approval in order to develop the <br />thst <br />vacate site at the northwest corner of 5 Avenue NW and 1 Street NW. The proposed project includes a <br />57,806 s.f. office/warehouse/showroom, a 20,089 s.f. garage to accommodate the post office, and 11,079 s.f. of <br />warehouse space also for use by the post office. The project includes off-street surface parking, eight loading <br />th <br />docks, a shared access with the Dalco site to the north, an access off of 5 Avenue NW, and a third access off of <br />st <br />1 Street NW. Procedurally, a public hearing is not required. <br /> <br />The City has been working on relocating the New Brighton Post Office as part of the redevelopment occurring <br />within the Northwest Quadrant. While the current post office operates out of one building/site, the proposed <br />relocation would separate the retail portion from the carrier annex. It is planned that the retail portion will be <br />developed at Main Street Village with those approvals coming before the Commission in the next couple of <br />months. This proposal accommodates not only the post office carrier annex but additional <br />office/warehouse/showroom space to be shared within a single building. <br /> <br />O’Keefe stated that the site plan does not show a sidewalk connecting to the site. Fernelius replied that this is <br />not the retail site for the post office, but the carrier annex, so the general public will not be going to this site. <br />Genevieve McJilton, Ryan Companies, stated that they are willing to place a sidewalk to the more traditional <br />office/showroom/ warehouse space, but one is not required for the annex. Zisla inquired if it would be possible <br />to have the building closer to the street.
