<br />Approved <br />Cathy Anderson, Architectural Consortium, stated that they submitted signage guidelines that have been fine- <br />tuned to attract national high quality tenants and she provided photos of the types of signs that would be used. <br />She added that the proposed footage for the signs from the City would be a hindrance in attracting national, high <br />quality tenants. The small monument signs would help attract attention to some of the smaller tenants that <br />cannot be on the larger sign. Baker asked about the signage on the east side of the fitness center and the 14,000 <br />square foot building. Anderson replied that any sides that are facing residential areas and where the bank will <br />block the signage, they are willing to not have signs on those building facades. She added that LA Fitness has <br />just given Kraus Anderson a new building proto type that includes a sign would be 350 square feet and the <br />limitations that are proposed by the City could jeopardize the lease negation for this tenant. The new look of <br />the building would be incorporated to match the two smaller buildings for a uniformed look. Baker inquired to <br />how big the side sign for the fitness center would be. Anderson replied that it is not labeled but is smaller than <br />the front proposed sign. O’Brien stated that the building will be very visible and has a hard time believing that <br />they would insist on lettering that big, when the building will stand out by it’s self. Anderson replied that this is <br />what the tenant has proposed; they have chosen the site because of the highway visibility and the other sites <br />through out the cities that have recently been approved have signs this large. Baker inquired if they are <br />proposing signage on the north and south elevations. Anderson replied that they are proposing signage on the <br />western, northern, and southern elevations. <br /> <br />Anderson inquired if the City would prefer a brick patterned cross walk versus the plain white one that was <br />proposed. Baker replied that would be preferable. Korsch replied that is something that they would be able to <br />accommodate. Korsch added that they are not going to include a sidewalk on the southern side to the frontage <br />road, but will have a side walk from the eastern side that will wrap around the fitness center to the front of the <br />building. He added that there is already an existing sidewalk along Palmer Drive and it makes more sense that <br />pedestrians would use it. Zisla inquired in what way it makes more sense. Korsch replied that it does not make <br />sense to have a sidewalk on both sides of Palmer Drive when there are several places to cross and access the <br />development. The sidewalk would also not be in front of the bank since it is not part of the development. <br /> <br />O’Brien asked if Champps has been made aware of the close of the entrance and are they in agreement with it. <br />Korsch replied that they are in agreement with it. Mann inquired if Champps owns their sign or is it Kraus <br />Anderson’s responsibility to maintain it. Korsch replied that it is Champs’ responsibility, but they will take the <br />initiative to fix to sign. <br /> <br />Howard asked the applicant to give the Commission their vision for the site. Anderson replied that the vision <br />will be determined by the tenants that can be attracted to the site. The LA Fitness is the anchor of the site, the <br />small strip mall will hopefully attract small neighborhood types of shops in a charming building, and the other <br />building could either be a junior anchor (i.e. Office Max or TJ Maxx) or a multi tenant medical clinic with other <br />smaller retail mix in. They worked on making the site pedestrian friendly and cleaned up the entrance to the <br />site off of Silver Lake Road. They have tried to maximum the shared parking opportunities through out the site. <br />The ponding will be tied into the site through the fencing and piers. They have developed the plan in such a <br />way that if the bank or the gas station wanted to be included into the site, they could be easily incorporated into <br />the development. <br /> <br />Zisla inquired when the smaller two buildings would be constructed. Korsch replied that they are anticipating <br />constructing all three buildings at the same time this summer.
