MOTION CARRIED. <br />O'Keefe asked staff if they could explain the financial impacts of this reduction. Gundlach replied that she <br />could provide financial spread sheets that explain the impact of the reduction, but is not comfortable giving the <br />Commission any numbers since she has not been included in those meetings. <br />Zisla questioned if the land that is labeled City property is un-build able. Gundlach replied that it is not un- <br />build able, but is it cost prohibitive to construct on it. The land is being considered by the Park's Commission <br />and may become passive open space. Mann inquired if the buildings will be rental or owner based property. <br />Gundlach replied that it is all owner occupied. <br />Zisla asked to hear from the applicant on how this new plan is responding to the market. Theresa Greenfield, <br />Director of Land Development for Rottlund Homes, stated that the intent of the new plan is to respect the first. <br />PUD, but to redesign the site without the eight acres that are un-build able. They have included a mix of <br />housing units that will hopefully sell quickly, even in this market. The City has stressed that it wants to <br />maintain the value and the developers have worked cooperatively with the Council to come up with a plan that <br />they can sell. Zisla asked how they adjusted the price points. Greenfield stated they have not adjusted the price <br />mt, but have added a wide variety of product at different price points and values which will be maintained as <br />y were proposed last fall. <br />O'Brien asked if the removal of the condominiums is a response to the market. Greenfield stated that the <br />removal of the condos was done to help balance the town homes versus condominiums for marketability of the <br />site. Zisla asked what has changed with the products besides the names. Greenfield replied that some of the <br />facades were upgraded to an urban look. <br />O'Keefe asked staff for an update on the Old Highway 8 project. Gundlach replied that Council accepted a bid <br />for the project at their last meeting. There was a pre-con meeting earlier in the week and construction should <br />begin very soon. <br />Motion by O'Brien, second by Schiferl to move staff's recommendation for APPROVAL OF PUD2007-005 <br />SUBJECT TO THE FOLLOWING: <br />1. Compliance with Resolution #06-085 <br />2. A PUD Amendment must be processed for Tract 2. <br />3. Any other changes to the plan require review and approval of a PUD amendment in accordance with <br />Zoning Code Sections 7-220 and 7-250. <br />6 ayes, 0 nays.
