MOTION CARRIED. <br />Public Hearing: SP2007-007 Special Use Permit to Permit Construction of a Shed <br />The applicant has requested a Special Use Permit to allow construction of a 16' x 20' shed on the Irondale High <br />School grounds. The high school is a specially permitted use in a residential district, which requires review and <br />approval of a Special Use Permit anytime an improvement is proposed impacting the site. The applicant has <br />submitted a survey showing a location of the proposed shed setback at least 30' from the eastern lot line <br />adjacent to an existing ball field. <br />Schiferl asked what the view from the park would be of the shed. Gundlach replied people in the park should <br />not be able to see the shed due to the topography change and vegetation in the area. <br />Paul Shroppy, 1476 25th Ave NW, stated he attended is satisfied with the proposed location. <br />Motion by Baker, second Zisla to CLOSE THE PUBLIC HEARING. <br />6 ayes, 0 nays. MOTION CARRIED. <br />Motion by O'Keefe, Second by Mann to APPROVE SP2007-007. <br />6 ayes, 0 nays. MOTION APPROVED. <br />lublic Hearing: SP2007-008, NC2007-002 Special Use Permit, and Nonconforming Use Permit to Allow <br />Construction of a Detached Garage in Excess of 624 sf. <br />The applicant is requesting a Special Use Permit to allow construction of a detached garage to exceed 624 <br />square feet. In addition, a Nonconforming Use Permit is required because the home's existing front yard <br />setback of 29 feet where 30 feet is required and the shed in the rear yard located less than 5' from the lot line. <br />The applicant will be removing the existing detached garage in conjunction with construction of the proposed <br />732 square foot garage. The applicants have indicated the need for a larger garage to accommodate their two <br />vehicles. <br />Howard asked if the proposed garage meets the setback requirements. Gundlach replied they are proposing a <br />five-foot setback, which conforms with the code. <br />Phillip Bauer, Bauer Enterprises, stated that moving the shed will not be a problem and he added that garages' <br />tallest point will be on the north side, the pictured provided show it on the south side of the property. This will <br />allow the deepest part of the garage to meet the setback. <br />Stanley Kruta, 1746 Cedar Dr, approached the Commission and asked what the dimensions of the garage would <br />be. Mann replied the garage would be 36 feet wide by 26 feet deep. Mr. Kruta added that he is very pleased <br />with all of the improvements that have been done to the house and supports the garage application. <br />alter Martin, 2439 17t" Ave NW, added that he is also very pleased with all the improvements that have been <br />ompleted and hopes that it will be approved. <br />,..,Page 2 U4
