Approved <br />_ -D <br />hype Al is a mixed-use building that allows only retail on the first floor. Schiferl asked if she has any idea of <br />at the square footage would be for the retail. Gundlach replied currently the code states that one user can <br />occupy ten thousand square feet but that the total amount of square footage for all potential tenants could be <br />much larger. <br />Motion by Baker, second by Schiferl to CLOSE THE PUBLIC HEARING. <br />Zisla inquired why the code changed from three story minimum to two stories. Gundlach replied that staff is <br />currently working with a developer for the east side of the development that is interested in a two story office <br />building. She added that by amending the ordinance the building will conform to the code rather than having to <br />process I'UD's in the future. <br />6 ayes, 0 nays. MOTION CARRIED. <br />Zisla stated that he is wondering if by allowing two-story building if the city is meeting a specific need or if the <br />development community is telling the city that three stories will not work for the area. Schiferl stated that the <br />original thought was that more stories would equal greater square footage and more tax base. O'Keefe replied <br />that it has to be tempered with the idea of no development. <br />Baker stated that when the development was first conceived there was discussion of more retail on the first floor <br />in more buildings, which has shown not too feasible from surrounding communities. Gundlach replied that the <br />City has been approached by a developer that is interested in building a multi story tenant building with retail <br />n the first floor. Gundlach continued that this developer has had success with a similar project in another City. <br />If is still positive that it is a viable concept and the ordinance would require it. <br />Motion by Zisla, second by O'Keefe to move staff's recommendation for APPROVAL OF ZA2006-003. <br />6 ayes, 0 nays. MOTION CARRIED. <br />Announcements and Updates <br />AUAR; Council Approval at July 24`" Meeting <br />Gundlach announced that the AUAR update is complete and the formal comment period has begun. Changes <br />will be made, if needed, and then will go before Council for approval. She added that she has two discs <br />available for review. Schiferl asked staff to explain what the AUAR is.
