This recommendation was based on Zoning Code Sections 6-390 and 6-570, which <br /> holds commercial buildings and buildings along Old Highway 8 to a higher standard. While a public <br /> hearing was not conducted at the November 20th meeting, several residents from Applewood Point <br /> expressed concerned about the western fagade of the building and that it appeared to plain. In an effort <br /> to meet the spirit and intent of the code and address the concerns of the neighbors, the Commission <br /> directed the applicant to revise the elevations to include the following: <br /> <br /> • Street side (eastern) fagade: carry the stone through the I" floor to the top of the first set of windows. <br /> • Street side (eastern)fagade: rather than carrying the stone vertically up to the 3rd floor, as shown on <br /> the March 2006 plan, replace this stone with smaller width hardiplank lap siding or similar material <br /> (but not EIFS). <br /> • Rear side (western) fagade: break up the back side of the building by carrying the smaller width <br /> hardiplank lap siding vertically to the 3rd floor in two locations. <br /> • Retain the exterior cornice element that wraps around the entire building, between the 2°d and 3rd <br /> floors. <br /> <br /> The Commission recommended that the applicant work with staff prior to the Council meeting to ensure <br /> these three issues have been addressed sufficiently. Because of the short holiday week, staff and the <br /> applicant were not able to have the revised elevation completed by the drafting of this memo.
