A special use permit SP-58 is hereby <br /> granted to the United Theological Seminary for the <br /> construction, maintenance and operation of a theological <br /> seminary in the City of New Brighton on lands described <br /> as Tracts A~ B, C and D, Registered Land Survey Number <br /> 214, on the following terms and conditions: <br /> A. This permit shall be perpetual; <br /> I <br /> B. That the land use plat attached hereto is hereby <br /> made a part hereof and shall permanently designate <br /> the development of the above described tracts of <br /> land by the United Theological Seminary. Said plat <br /> shall be dated and signed by the President and <br /> Treasurer of the United Theological Seminary and by <br /> the Mayor and Manager of the City. It is the <br /> intention of this permit that the boundry line <br /> between the areas for educational buildings and for <br /> student housing shall not be strictly defined but <br /> that such buildings shall generally be located in <br /> conformance with the attached map. <br /> C. The following terms are hereby defined for purposes <br /> of this special use permit: <br /> 1. Single Family Residences - A single family <br /> residence is a dwelling constructed for the use <br /> of one family containing not less than thirteen <br /> hundred square feet of interior space plus an <br /> attached garage and conforming to the City <br /> Building Code. Single family residences shall <br /> be at least 30 feet from each other. <br /> 2. Educational Buildings - A structure not exceedi~g <br /> two stories in height and containing classrooms, <br /> libraries, counse.ling services, eating and <br /> cooking facilities, administrative offices, and <br /> all indoor facilities necessary, usual or in- <br /> cidental to education exclusive of housing. A <br /> chapel may be placed in the area designated for <br /> educational buildings and shall not be restricted <br /> to two storaes in height. I <br /> 3. Student Housing - Dormitories or apartment I <br /> buildings with one and two bedroom units two <br /> stories in height, or less, for the housing of <br /> persons registered as bona fide sutdents of the <br /> seminary. <br /> D. No building of any kind or type, other than single <br /> family residences as herein defined, shall be con- <br /> structed or maintained within two hundred fifteen <br /> (2l5 ) feet of any point on the boundary of the <br /> present plat of Lake Forest. No road or drive, othejr <br /> than the extension of Driftwood Lane, shall be <br /> constructed or maintained within one hundred forty <br /> (140) feet of any point on the boundary line of the I <br /> present plat of Lake Forest. <br />
