All educational buildings, student dormitories and apartments shall be constructed with a minimum set- back of sixty (60) feet from perimeter roads and boundaries along all sides of the seminary property, except the north side. F. Any streets dedicated to the city of New Brighton shall be conveyed to the City by deed from the fee owner of the land in a form approved by the City Attorney. G. The United Theological $~m~~y agrees to reimburse the City of New Brighton for fire protection from the City Fire Department and/or members of a mutual fire protection pact at an hourly rate for labor and, equipment use actually expended in the fighting of fires on the above described property, said rate to be established by ~he Fire Chief of the New Brighton Fire Department subsequent to each fire call serving the above desc~ibed premises. H. The United Theological Seminary agrees to submit to the jurisdiction of the City, courts, police depart- ment and claims no immunity from ordinances now in effect or hereafter passed by the City Council. I. The united Theological Seminary shall conform with all applicable ordinances of the City of New Brighton relating to fences and shall not constm ct any fences over four and one-half (4~) feet in height adjacent to the Lake Forest Plat without specific approval of the City Council. J. It is contemplated by the United Theological Seminary and the City of New Brighton that changes may be required in the land use plat and/or the con- ditions of this special use permit due to reasons unknown to both parties at the time of the granting of this permit. Such changes shall only be permitte1 upon approval of the City council by a two thirds vote after notice and public hearing as required for the granting of a special use permit under the New Brighton Zoning Code. K. All roads constructed within the described lands shall require a prior permit from the City Council; such permit shall set forth the construction locatio:! and specifications. L. The United rheological Seminary shall pay costs of construction and maintenance of all roads located on its premises.
