Once bids are received, we will assist you in the evaluation of the bids and provide a <br />letter of recommendation if requested. <br />f. Once the project has been awarded, we will generate AIA contracts for you to implement <br />with the contractor. <br />4. Construction Observation <br />This service would include the following: <br />■ Review of contractor submittals. <br />■ Pre -construction conference with all parties. <br />• Periodic construction observation during roofing, up to 6 visits, based on 20 construction <br />days, mileage included. <br />■ Testing. <br />• Verification of pay requests. <br />• A final walkover of the roof. <br />Our on-site observer not only would act as your representative regarding the technical aspects <br />of the project, but would also act as a liaison between you and the contractor with regard to <br />the coordination issues that affect the building owner such as access and staging areas, <br />shutting down air intakes, and resolving any other unforeseen problems that may develop. <br />C. COMPENSATION —BASIC SERVICES <br />Inspec will provide Basic Services for the fees stipulated below: <br />Design process, construction documents, and bid process ........................................ $9,000 <br />Construction observation and testing....................................................................... $5,200 <br />Much, if not all, of this fee could be recouped from thorough construction documents based on <br />as -built existing conditions verification, through competitive bidding of the project, minimizing <br />change orders, and acting as your eyes and ears to observe that you are getting what you are <br />paying for. <br />D. REIMBURSABLES <br />1. Reimbursable expenses will be charged in addition to the compensation for Basic Services. <br />The extent of these expenses are not known at this time, but may be necessary to perform the <br />Basic Services indicated. <br />2. Reimbursable expenses may include, but not be limited to, the following items: <br />a. Contractor assistance. <br />b. Advertising fees for local newspaper, Construction Bulletin, and/or websites. <br />c. State Plan Review fees. <br />d. Purchasing of electronically archived documents. <br />c. Special testing. <br />
