' <br /> <br />Letter AgreemE.lt <br />Downtown Hotel <br />Re:;>ort No. 82-__47 <br /> <br />Councilmember Benke asked if. .the '::i ty-o\<med <br />land in the southeast corner of 5.:.:h Avenue NW <br />and lOth Street NW had been inclt'1ed in the <br />calculation for ~ease payments. <br /> <br />The Director of Community DeveloF~"ent stated <br />that the value of the property fo'~ tax purposes <br />was included in the cash flow a~a:ysis and <br />that the City could recover the cos.t of initial <br />acquisition from tax increments available for <br />this project. <br /> <br />Councilmember Benke asked what the 2% discount <br />fee was as shown in the cash, estimates for the <br />project. <br /> <br />Mr. Don Wyzinski, Evenson-Dodge, stated that that <br />was a fee for selling the City bonds. <br /> <br />Councilmember Schmidt commented that at the last <br />Council meeting the council had directed staff <br />to nzgotiate with the developer regarding an <br />agreement for the hotel that would be economically <br />sound for both the City and developer and which <br />minimized risks for the City. Councilmember Schmidt <br />stated that he felt that the project would be the <br />spearhead for the entire redevelopment effort which <br />he stated had been the goal for S0me time. Councilmember <br />Schmidt stated he thought the project would benefit <br />the City in terms of overall development, tax base, <br />woudl provide certain City improvements ~'_ncluding <br /> <br />-2- <br />
