Any final plan deemed not to be in substantial compliance with the
preliminary plan or in compliance with Chapter 26 of the City Code except as changed by
variation noted by the applicant shall be as noted in the recommendation to the City Council as
to exactly where the final plan is not in compliance and to what degree and shall further
recommend as to whether another public hearing is in order.
Staff finds that the proposed sign does not impact compliance with either the preliminary or final
PRD's previously approved. However, the proposed sign includes two ground lights that were
not included on the Photometric Lighting Plan approved. Staff recommends that this Lighting
Plan be updated to include these two lights to ensure that the lighting standards of Zoning Code
Section 11-010 (6) are met.
Upon reviewing the proposed sign in accordance with the Planned Residential Development
(PRD) standards of the Zoning Code, staff finds the proposed sign to be acceptable and would
recommend approval.
STAFF RECOMMENDATION
Approval as submitted subject to the following conditions:
1. Continued compliance with Final PRD approval Resolution 08-063.
2. Prior to construction of the sign, the applicant obtains a Permanent Sign Permit from the
City Planner.
3. Prior to issuance of a Permanent Sign Permit, the applicant must submit an updated
Photometric Plan verifying the proposed sign lighting will be in compliance with Zoning
Code Section 11-010 (6).
*itu GiAmijaLL
Janice Gundlach, City Planner
