<br />City of New Brighton <br />April 8, 1980 <br /> <br />I 2. <br />3. <br />4. <br /> 5. <br /> 6. <br /> 7 . <br /> 8. <br /> 9. <br /> 10. <br /> 11. <br /> <br /> 12. <br />I 13. <br /> 14. <br /> IS. <br /> 16. <br /> 17. <br /> <br />I <br /> <br />the potential ground coverage ratio, <br />the potential noise level from internal mechanical <br />facilities, <br />concern with storm drainage on the southern portion <br />of the property, <br />the drainage flow from the interi0r of the property <br />to Hidden Lake and County Ditch :lt2, <br />the traffic generated by the development in relationship <br />to the design capacity of Silver Lake Road and <br />County Road "E", <br />access points to the site, their location, design and <br />number, <br />the time, number and noise of vehicles resulting from <br />the night shift, <br />the potential impact of the traffic generated by <br />the development on adjacent, primarily residential <br />streets, <br />questioned the methodology in preparing the traffic <br />projections for the proposed development, <br />the additional impact of the noise generated from the <br />proposed developwent on current noise level which currently <br />exceeds PCA standards between 6 - 7 a.m. <br /> <br />the consistency of the proposed development with <br />the Comprehensive plan, <br />that the proposed use might not be compatable with <br />surrounding land uses and that vacant parcels exist <br />that might better accommodate the proposed development. <br />concern with the terminology of the present B-5 <br />ordinance, <br />the potential for construction after regular working <br />hours, <br />the control or gllarantee that the development will <br />take place as presented and be within the parameters <br />of the intention of the B-S district and PUD #1, <br />that the amount of impervious surface resulting <br />from the proposed parking. <br /> <br />Ron Johnson, 2134 Violet Lane, Chairman of the Board of <br />Salem Covenant Church, felt that the proposed use was <br />compatible with the church's program and the generation <br />of 2,500 jObs would be an asset to the City. <br /> <br />Tam Kalbrene~274 Kimberly Drive, spoke in favor of the <br />proposal stating this proposal was superior to past <br />proposals for the site. He further stated that the <br />firm would be an asset to the community, provide <br />a strong tax base, had the potential to make use of <br />mass transit, possibly reducing traffic concerns <br />and that the signalization proposed for the ultimate <br />development would possibly benefit the residents entering <br />Silver Lake Road. <br /> <br />Gene Fisher, 1430 3rd St. NN, stated he was opposed to the <br />development as proposed. His summarization included points <br />#1, 2, 9, 12 and l3 of the concerns listed above as reasons <br />for his opposition. -4- <br />
