New Brighton Zoning Requirements for R-1 <br />1) In reference to Sec. 4-M. Lot Standards in an R-1 District <br />a) The proposed structure meets the minimum setback requirements of 5 Feet onthe <br />Side yard and 5 Feet on the rear yard. <br />2) In reference to Sec. 4530. Accessory Buildings in Residential Districts <br />a) The proposed structure will not be located in the front yard <br />b) The proposed structure will not be attached to the main residential structure and <br />will match the existing primary residential structure In materials (same cobr vinyl <br />sldii Eaton, soffits, and black shingles). <br />c) The combined size at any attached and detached accessory structures or garages will <br />not exceed 1,664 sq.ft <br />Existing Main Garage of resident =2D x26'=520 square feet <br />Proposed accessory structure =24' x 44' =1056 square feet <br />Total square fear after completed project on property = 520+1056 =1576 square <br />feet <br />1576 square feet is less than 1,664 square feet <br />d) The proposed structure will be larger than 624 square feet and less than 1,064 <br />square feet requiring approval by a Special Use Permit under Section 8310 through <br />8-130 and will comply with the following conditions. <br />1) The Roof and exterior color and material will be consistent and <br />complimentary with the principal structure on the property. <br />21 Grass or sod will be restored around the exterior of proposed Structure with <br />Future landscaping. <br />3) No commercial or home occupation activity will be conducted whhln the <br />proposed structure accessary building. <br />4) In reference to Sec. 8431): The proposed structure will not effect adjacent <br />neighbors ran off and will not diminish or impair property values within the <br />neighborhood.
