FINDINGS <br /> Chapter 5, Article 3: B-3 District <br /> Section 6-390: General Performance Standards <br /> Section 8-010: Site Plan Approval <br /> Chapter 11: Parking Standards <br /> SITE CHARACTERISTICS <br /> Location: 850 County Road D West <br /> Lot Size: 66,070 SF (1.517 acres) <br /> Topography: generally flat <br /> Comprehensive Plan Designation: CB, Community Business <br /> Zoning: B—3, General Business <br /> Surrounding Land Uses: <br /> North: multi-family housing <br /> South: County Road D W—City of Roseville <br /> East: Old Highway 8 NW-restaurants <br /> West: office building <br /> SITE PLAN ANALYSIS <br /> The applicant is proposing to construct a 3,365 SF addition to the 7,590 SF orthodontic clinic <br /> approved in January of this year and currently under construction. The addition is single level <br /> and will be used for dental office space. The proposed addition is primarily separate from the <br /> orthodontic clinic currently under construction, however there will be a shared employee <br /> entrance connecting the clinics. With the proposed addition, coupled with the orthodontic clinic <br /> currently under construction, the total building square footage at 850 County Road D West will <br /> equal 10,955 SF. The proposed addition will be constructed in the same architectural styling of <br /> the rest of the building. The parking lot previously proposed, and amended slightly at the time of <br /> building permit, will be sufficient to meet the additional parking demand generated by the <br /> additional square footage. Lastly, the applicant has included additional landscaping to ensure <br /> compliance with Zoning Code Section 8-010. <br /> Use <br /> The applicant proposes to use the 3,365 SF addition to house another dental specialty clinic. <br /> Professional uses are permitted in the B-3, General Business zoning district. <br /> Building Setbacks Required Proposed <br /> (Zoning Code Section 5-250) <br /> Front 30' 100' <br /> Side (west boundary) 0' 4' <br /> Rear 30' 33' <br /> All required setbacks are proposed to be met. The 4' interior side yard setback may require the <br /> applicant to coordinate construction efforts with the adjacent landowner. <br /> Building Height Proposed <br /> (Zoning Code Section 5-250) <br /> 2 stories or 36', whichever is less 18' peak height <br /> 16 average height <br /> The proposed building height is much less than the maximum height allowed. <br />
