Additionally, Zoning Code Section 6-720 specifies certain building types based on block <br /> location within the New Brighton Exchange zoning district. The applicant's property is <br /> designated at a"B2"building type, which consists of the following: <br /> • Office uses with flat or pitched roof <br /> • At least 15% of the site area must be occupied by buildings at least 2 stories in height (no <br /> maximum height). <br /> The proposed building is compliant with the B2 building type as it is three stories in height, <br /> consists of a flat roof, and occupies 20% of the site area(17,680 SF footprint/ 84,513 SF of land <br /> area). <br /> Building Setbacks <br /> Section 6-710 Required Proposed <br /> 11' —building <br /> Front (Old Highway 8 NW) 10' minimum—40' maximum 24' —trash enclosure* <br /> Rear (west) 15' —150' <br /> Side (north) 0' 35' —trash enclosure* <br /> 70' -building <br /> Side/Corner (south) 10' minimum—40' maximum 33' <br /> *The trash enclosure is considered an accessory structure with setback standards the same and <br /> noted in the above table, except the front yard setback must be 5' greater than the principal <br /> building. <br /> As noted in the above table, all required building setbacks are met. <br /> Building Height <br /> Section 6-720(2) indicates that no maximum building height exists for the `B2" building type. <br /> This is common throughout the New Brighton Exchange zoning district, where higher densities <br /> are encouraged. As noted in the previous section, the B2 building type does specify the building <br /> must be at least 2 stories in height. The proposed building is 3 stories tall with a maximum <br /> height of 47', meeting this standard. <br /> Also worth noting, there is a screen wall for the roof-top mechanical equipment that is roughly 6' <br /> tall. Some areas of the building have a higher parapet wall, which screens some portions of this <br /> screen wall, depending on which side of the building is being viewed. <br /> Parking <br /> There are three main parking related standards in the NBE, New Brighton Exchange zoning <br /> district.
